1. Proof of household monthly base gross income equal to or greater than 3.25x ($4,371) the monthly rent rate between Tenant and Joint Tenant(s) if applicable.

2. No prior evictions.

3. Transunion Resident Score (similar to a credit score) of 620.

4. No felony criminal offenders or Registered Sex offenders.

5. No declared bankruptcies in the last five (5) years.

6. Verifiable current employment for the last nine months or proof of reoccurring income.

7. Ability to put any Tenant paid for utilities in Tenant or Joint Tenant(s) name.

8. Maintain occupancy compliance with all regulating codes and ordinances at start and throughout occupancy as updated by process described in leasing documents.

     - City Code enforces the International Property Maintenance Code (IPMC) Section 404, specifically 404.4.1 for number of occupants.

NO application fee. A rental application must be completed and submitted prior to any showing by each co-leaseholder (occupants over 18).

Comprehensive credit and criminal background check required during leasing process, but after fully submitted and reviewed application, The cost is typically about $40-$50 per co-leaseholder (anyone over 18 that resides at the property) and is paid by applicant(s).
